SYNOPSIS
Merrivale Centre is positioned as a convenient and accessible retail destination in Merrivale, just outside Howick, serving local residents, nearby communities, and passing trade linked to the broader Howick and Midlands catchment.
Unlike a distressed asset revival, the project focuses on enhancing an existing privately owned shopping centre with an established trading base, while addressing the elements required to improve its long-term relevance and market appeal. The centre’s proximity to the N3, established residential areas, surrounding communities, and regional movement routes provides a strong platform from which to attract both local shoppers and passing trade.
Rubik Design Forge’s involvement is centred on refining the tenant mix, modernising the centre’s aesthetic identity, and creating a stronger pull factor for consistent foot traffic. Through a more contemporary visual language, improved market positioning, and a sharper retail offering, the project aims to strengthen Merrivale Centre’s role as a convenient, accessible, and commercially resilient retail destination.
PROJECT OVERVIEW
Spanning approximately 4,160 sqm, the centre is anchored by Superspar, supported by Tops @ Spar, and further strengthened by the inclusion of KFC as a recognised national food offering. This combination provides the centre with a strong convenience-led foundation, supporting regular consumer visits, everyday shopping needs, and increased dwell time across the broader tenant mix.
With an established retail base already in place, RDF’s involvement is focused on building on this foundation rather than repositioning the centre from the ground up. The project seeks to introduce a more contemporary visual identity, improve shopper appeal, enhance tenant visibility, and strengthen the centre’s overall pull factor within the Merrivale market.
DEVELOPMENT INTENT
The intent behind Merrivale Centre was to enhance an established, operational shopping centre rather than revive a distressed or dormant asset.
The project focused on bringing the centre into the current decade through a more contemporary aesthetic, stronger brand identity, improved tenant visibility, and a retail environment better aligned with modern shopper expectations.
A key objective was to strengthen the centre’s pull factor by refining the tenant mix, improving the overall look and feel, and ensuring that the centre remained relevant within a competitive local retail landscape.
Through this approach, the development intent was to build on Merrivale Centre’s existing strengths while creating a more cohesive, attractive, and commercially resilient retail destination for tenants, shoppers, and the surrounding community.
RDF’S ROLE
Rubik Design Forge was engaged to assist the client with the strategic repositioning and optimisation of Merrivale Centre, with a focus on strengthening the asset’s visual identity, tenant appeal, and long-term commercial performance.
RDF’s role includes guiding the rejuvenation strategy, supporting the re-curation of the tenant mix, shaping the leasing and market-facing presentation material, and aligning the proposed aesthetic upgrades with the centre’s commercial objectives.
Through this involvement, RDF helps translate the client’s vision into a more contemporary, recognisable, and competitive retail environment.
TENANT MIX OPTIMISATION
Although Merrivale Centre did not suffer from a high vacancy rate, the existing tenant mix required refinement to improve the centre’s overall retail balance, customer appeal, and trading performance.
The strategy focused on strengthening the tenant ecosystem through a more deliberate blend of national brands, convenience retailers, service-based tenants, and complementary local offerings.
As part of this process, rental rates were reviewed, increased, and optimised to better reflect the centre’s improved positioning, tenant profile, and long-term commercial potential.
This approach was designed to increase dwell time, improve shopper experience, support existing tenants, and create stronger appeal for prospective occupiers while enhancing the overall income performance of the asset.
STRATEGIC VALUE
Merrivale Centre demonstrates RDF’s ability to unlock further value in an operational retail asset without treating it as a full redevelopment or distressed turnaround.
By combining aesthetic repositioning, tenant mix optimisation, layout refinement, and market-facing brand identity, the project reflects RDF’s capacity to help existing centres remain competitive, relevant, and better aligned with modern shopper expectations.
