SYNOPSIS
Ithala Centre Howick represents the successful rejuvenation of a previously derelict and commercially inactive retail asset within the portfolio of Ithala Development Finance Corporation.
Located in the Howick CBD at the gateway to the Natal Midlands, the project required a full redevelopment approach aimed at restoring the centre’s aesthetic appeal, commercial relevance, operational functionality, and long-term tenant viability. Rubik Design Forge was appointed as Principal Consultant to provide a turnkey redevelopment service from inception to close-out, guiding the process from strategic repositioning and professional team coordination through to leasing support, tenant mix curation, and practical delivery oversight.
The project demonstrates RDF’s ability to unlock value in underperforming retail assets by combining development strategy, commercial insight, stakeholder coordination, and hands-on implementation. Through the reintroduction of a strong anchor tenant, a considered retail mix, and broader site optimisation thinking, Ithala Centre Howick was repositioned as a revitalised retail destination serving both the local Howick community and the wider Midlands catchment.
PROJECT OVERVIEW
The centre spans approximately 5,544 sqm GLA and was repositioned to serve both the immediate local market and the broader Midlands catchment. The redevelopment was anchored by Shoprite and Shoprite Liquor, creating a strong convenience-led retail foundation capable of driving consistent foot traffic and restoring commercial confidence in the asset.
The centre further benefits from a strong national tenant profile, with a national tenant average of over 85%, reinforcing its credibility, trading potential, and long-term sustainability. Supported by a considered mix of national retailers, convenience offerings, service-based tenants, and local line shops, Ithala Centre Howick was repositioned as a practical, accessible, and commercially relevant retail node for the Howick community and surrounding catchment.
DEVELOPMENT INTENT
The project was not a new-build development, but the strategic rejuvenation of an existing centre that had stood derelict and vacant for several years.
The intent was to re-establish the asset as a functional, attractive, and commercially relevant destination by addressing its physical condition, trading environment, leasing potential, operational structure, and ability to serve the everyday needs of the surrounding community.
A key part of the mandate was to create meaningful local economic benefit. RDF remained focused on supporting local job creation wherever possible, ensuring that the centre’s revival contributed to renewed tenant activity, consumer footfall, and broader community upliftment.
RDF’S ROLE
Rubik Design Forge was appointed as Principal Consultant and charged with providing a turnkey redevelopment service from inception to close-out,
requiring the full application of RDF’s core service offering to bring the project to fruition. RDF’s role included guiding the redevelopment strategy, coordinating the professional team, supporting the leasing and tenant mix approach, and managing the practical delivery components required to bring the client’s vision to life.
Following completion, Rubik’s involvement has continued through Rubik Property Management, which now manages the centre on behalf of the landlord and client.
RETAIL REPOSITIONING & TENANT MIX
A key element of the centre’s repositioning was the reintroduction of a strong anchor tenant, with Shoprite and Shoprite Liquor forming the foundation of the renewed retail offer. Building on this anchor presence, the tenant mix was carefully curated to include national retailers, convenience offerings, service-based tenants, and local businesses aligned with the centre’s market positioning.
This strategy was central to restoring leasing confidence, driving foot traffic, and repositioning Ithala Centre Howick as a commercially relevant retail node for the surrounding community.
